Miami-Dade’s 12-Month Permit Count Slips 1.7%

Miami-Dade County’s latest 12-month count eased to 67,616 permits from 68,775 in the preceding 12 months. That is a decline of 1,159 permits, or -1.7%, through October 12, 2026. New York, NY moved in the other direction, rising 4.0% over its comparable 12-month period.

The year-over-year pullback was modest, but it interrupted a period in which the county still generated a large volume of filings. Building work appeared on 60.1% of all permits in the latest 12 months, making it the dominant trade presence in the record. Electrical work showed up on 21.3% of permits.

The annual series is too short for a long-cycle reading. The dataset begins on August 27, 2024, leaving that year unsuitable for comparison. Calendar year 2025 recorded 69,262 permits, the only full year shown. The 2026 total stood at 53,957 through October 12, so it cannot be compared with the full 2025 total.

Seasonality stands out more clearly across the 36-month view. September was the busiest month, carrying 11.7% of permits, while November was the quietest at 6.6%. September's share was 1.8 times November's, underscoring a meaningful swing in filing volume between those months.

These are distinct permit numbers in Miami-Dade County records since 2024, and permits are filings rather than completed jobs. Only 82.7% of the latest 12-month permits name a contractor, and the records do not link permits into projects with measured accuracy, so they cannot show trade timing across a project.
